Three tests before you pick a street
Test 01
Start with the commute
Flagstaff is small, but 25 minutes in snow is different from 5 minutes in snow. Map your work, your kids' school, and your grocery run before you fall in love with a lot.
Test 02
Run the winter test
Ask about driveway grade, sun exposure, garage, and snow removal. A north-facing drive at the bottom of a hill gets old by February, no matter how good the view is.
Test 03
Judge the school run twice
Charter and elementary choices matter here. Drive the actual route on a school morning, and confirm the current boundary and waitlist reality before you commit.
